Features include living room with fireplace, dining area, updated kitchen with dishwasher, hardwood floors, second story office & tv room, plus laundry in the 2-car garage.   This was our fourth house on island and by far the best.’to accommodate large family. It was well maintained with well appointed kitchen. Loved the balcony and roof top patios. Short walk to beaches and to ferry ride across to Newport Landing for Happy Hour.. Great customer service by Abrams.

  We enjoyed our recent month stay in the Pearl property. The property has been updated at some point which gives it tremendous lighting in what typically would be a dark house. The property was ideal for having visitors with the kitchen being open to living room. Plenty of visiting spaces throughout the house. Very comfortable house. Well maintained and well equipped.
  
  Only a couple of nitpicky issues: the dining room furniture needs replacing. The TV in the living room wouldn't stream. The upstairs TV worked just fine. The weather could have been better. LOL! No one's fault.
  
  Steve, Howard, and the team at Abrams are always a delight to work with. This is our second visit in Abrams rentals. We will be back.

  We had a great time at this house for our mom's 80th birthday. We all love Balboa Island, and it was a great location on the island. Nice open living / dining / kitchen. Kitchen is very nice with everything you could need. The dining room chairs could use some upgrading, but other than that, all good.

  What a great property! We all had such a wonderful time. Love that it’s away from Marine Avenue,but near the ferry. The neighborhood is so very quiet and relaxing. Amenities are perfect; room for plenty! A brief walk to the ferry takes you right over to the peninsula for a bike ride to the wedge, or a walk down the boardwalk,or a stay on the sandy beaches for an afternoon. Abrams was wonderful to work with and we would definitely come back!

  This house is in a great location right near the ferry for easy access to the beach. The house is modest and comfortable. The front patio is a great spot.   We live locally and have stayed at a number of houses on Balboa Island through the years. This place is great - very cool beachy feel to it! Great location - close to the park and ferry. A long walk to Marine (the main street) though. Some of the rentals on the island can be a bit run down, but this one is great!

  We (my parents first, then I) have rented this house for years. It is nice to have space to spread out but I wish there could be a few updates... especially get rid of the carpet in the Master Bathroom and a king size bed in the Master. The knob on the drawer that kept coming off last year kept coming off this year too. The windows that didn't crank in/out last year still didn't work properly. The door hardware on the french doors was still not working (like the last few years). Positives... The house was cleaner this year than last year. Amy @ Abrams has been pleasant and easy to work with. ... It would be great to see these few updates to make this home the perfect fit for us.
