This Beach home has everything you need for a relaxing vacation. Located close to the North Bayfront and Ruby Beach, it is just two blocks to the Ferry for your trip to the Peninsula, Fun Zone, or larger beaches. There are 3 bedrooms: the master with a king-size bed, a guest bedroom with a queen, and another with a set of twin bunk beds. An additional twin-size bed is located in the loft area off the master bedroom. All bedrooms have TVs. The full kitchen has a breakfast area and an interior patio to enjoy your coffee or BBQ your dinner. The main living space has a dining area and living room with a built-in bench running along the front window, overlooking the front porch. Laundry is located in the garage, which is fairly large for Balboa Island standards and can accommodate 2 vehicles.

  We have stayed at this house both short term and long term. It is a single home with no additional unit or renters. It has a massive 2 car garage. It has a wonderful master suite and a "crow's nest" that can be accessed through the master suite. Large, well equipped, eat in kitchen. Patio's in both the front and back. 5 houses from the water. If you are looking for a traditional older "home" this is a great choice. It is not perfect but it is solid and well equipped and clean. This is also a quiet location near the intersection of Collins and Opel with very few short term rentals in the neighborhood. It does not open up to the front like newer "island vacation homes" but those options are everywhere. As always, Abrams is responsive and great if you need anything at all.

  We were most pleasantly surprised with the lovely home we stayed in on Coral. Our original rental house had a last minute plumbing problem, so we had to relocate and altho our family was not able to all stay together, we used our house as the hubb for meals and evenings together and all worked out well.   As a family of 5, we wanted to spend our summer near the beach, enjoying the sun and sand. While we are locals (in OC), we figured Balboa Island would make a safe and relaxing place to escape to, and it certainly was. Shannon H., our rental agent, was so easy to work with, and she was quick to respond over email. Upon arriving at the house, we were greeted with fresh flowers! The home has a beautiful master bedroom, the other kid's rooms are a great size as well. Every night we ate together at the dining room table! Morning walks were a treat around the island, and on day 5, I started to feel like a local. The kids loved taking the ferry to the fun zone and even going on their own to watch the sunset and bury themselves in the sand. This property had it all - including a garage, which is a HUGE plus when it comes to street sweeping and parking. Everything was clean, and the kitchen was well equipped, including crushed ice from the refrigerator. I would recommend this home to any family, and I would most definitely recommend Shannon H. Keep up the excellent work, and thank you for taking such good care of us!

  It is always great to get back to Balboa every summer! Abrams is so accommodating, friendly and there at the drop of a hat if you need anything.The house was adorable, clean and comfortable, great front porch for coffee in the morning and wine at night. The upstairs loft became our yoga studio. Ruby beach was just steps away and the street was very quiet. Close to the ferry too for daily bike rides to the ocean side. We will be back next year. Abrams brought me a hair dryer, that is all that was missing.

  We travel to Newport Beach often and always have a great time. We have gone though Abrams 90%+ of the time and we always have a good experience, and this time was no exception.
  
  We have stayed in a lot of houses and we really enjoyed this one. Had a large garage, comfortable living areas, plenty of room, nice TV etc. I thought the location was almost perfect, just a few houses away from the water, so easy access. Plus a few streets from main so very quiet.

We could easily run back and forth to the house from Ruby Beach. Given the hot week we should have asked to see if the house had fans to help circulate the air. Overall, we enjoyed this house!

  My family has stayed on Balboa Island for over 25 years and rented many different homes. (the original small, charming homes are few and far between) We have rented this property for a few years but... this last year the little house has shown its age. Its just needs a new coat of paint inside and out, along with some new furnishings. The location is perfect.

  This rental is in a great location and was very clean. My only complaints is that there is not a large front porch for a family/group to hang out (our favorite thing to do). Also, the property didn't include any "toys"- bikes, chairs, beach items. Most of the other houses we have rented included fun things to use and bedding, which this one didn't include either.

  We had a great time. The location of the house was excellent - 4 houses from the best beach on Balboa Island. House has a great front porch to relax on and a table in the back patio as well. Garage is large. Some negatives are: we had to make the beds when we got there. We rented sheets and towels but there were towels at the house we could have used so didnt' need to rent. There also were no beach chairs or beach umbrellas for us to use. We live in England so didn't pack those.

  The house is great. The Wi-Fi is pretty weak. Trying to figure out how to use the DVD Players is confusing. We never did figure it out and ended up watching our DVDs on our lap top computers. I could do with fewer pillows. It was really nice this year not to have so much stuff stored all over the house.

  We had a very good time. The house is well suited to families with several children. In our case there were only two children and three adults, but we were visited by other friends and family, and this house accommodated them well. The located is close to the beach, but quite a distance from Marine, the main shopping and dining street. We would enjoy returned here for another visit.

  From start to finish, our experience was great and we have many cherished memories from our stay on Balboa Island. The only part of the whole situation that was not ideal was the fact that there were two homes on that very block (one directly across the street and one about two houses down on same side) that were undergoing construction. The construction crew was banging very loudly beginning at around 7:00a.m. every morning with the exception of Sundays. This was somewhat of an unexpected annoyance and should we have known about this in advance, we would have chosen a different location, but still used Abrams Coastal. Amy was nothing short of superb and I would recommend both her and Abrams to anyone and everyone, in fact we already have done so.. Thank you, Mark an Angela Allen
