    Great stay. Have stayed at this property since it became a rental and each year the owner has made some nice improvements. Very good location and Amy at Abrams is very professional and takes care of any issues that come up immediately.

    We enjoyed our stay at 306 Collins. Abrams Realty was great to work with as we planned our trip. Although we would have preferred waterfront, this house was just off the bayfront and situated off of the busiest roads. The price was within our budget as well. The expanded sun room/dining space and upstairs deck added alot to what could have been a very small island cottage. The space was just right for our family of five adults. The only issues we had with the house itself were broken window latches and no privacy window coverings in some of the bedrooms but who cared!! The weather was so delightful that we kept the windows open all of the time anyway. We were grateful for the AC in the living room as the afternoon sun did get warm. The only other 'complaint' was the noise - it was convenient flying in to OC Airport and being so close to our destination but the flight pattern was not so pleasant after that!! If you plan to stay anywhere on Balboa Island, be prepared for lack of privacy and lots of neighboring noise. The beauty, cool breezes and fun atmosphere more than make up for the lack of quiet!
    We had a great time - I would highly recommend this for a vacation spot.

    In general, we were happy with our rental. The condition of the property and location were great. I would suggest that instead of saying that there are 2 twin beds in the downstairs bedrooms that they be listed as on twin and a trundle in each. That was a disappointment as the trundles were not very comfortable. Also, your cleaning instructions stated we needed to leave the floors clean, but we were not able to find equipment to leave them in good condition.

    Those were the only two negatives, and we hope to be able to rent from you again in the future
