This is the second time we have rented this house. The house is beautifully designed and decorated. It is ideal for a couple such as ourselves as well as small families. The owners do a fantastic job of making you feel at home by supplying pretty much all of our needs such as an incredibly well equipped kitchen to instructions on how to operate things like faucets for the tub and shower. Then they go above and beyond by helping guests out when you forget something. For example, we had forgotten sun screen. The owners had a shelf of items for us to use including sunscreen. The property is in a great location. It is a block and little bit from Marine where we enjoyed many of the restaurants and shops.

Steven and Howard at Abrams are great to work with. They are always responsive to our needs and questions. Super folks

We hope to keep coming back to this property each year. We love it that much. We have no complaints at all about the owners or Abrams. Appreciate them very much.

This house being Bayfront has the most perfect location with pretty beach right in front of property. It is also very close to the little stores and restaurant on the Main Street. Staff at Abrams are very professional and helpful, delightful to work with.
The house itself however is in need of updates, bathrooms and comfortable furniture.

If you are looking for a new modern house, this house isn't for you. However if you are looking for a warm inviting charming house, look no further. This house is tastefully decorated and unbelievably well equipped. There wasn't anything that we needed during our month stay that the owner didn't have on the property. The property is bright (multiple skylights on the second floor and huge windows on the first floor) and airy with tall ceilings on the first floor. Having a garage on the island is definitely a plus.

There was nothing more that we could have wished for other than staying another month. We will be back.

Abrams was a delight to work with. We had a minor issue when we first moved in. We called Abrams about it but made it clear that it wasn't urgent. Hunter was out the next morning and quickly resolved the issue. Sally was most helpful in all aspects of our stay. 5 stars for Sally and Hunter.

The location is perfect with easy access to restaurants and shopping only a block and half away.

We loved our stay on Balboa Island. The house was perfect for us. We loved sitting out on the patio watching people and boats pass by. It’s close to the Main Street that has all the shopping and cute restaurants. You can also walk over and get one of Balboa’s famous frozen bananas. It was super clean and had everything we needed. Make sure you bring some liquid soap dispensers for each bathroom and some dish soap for the kitchen. A few pieces of furniture were broken but the reality company assured me they were aware and it was not a bother at all. We just didn’t want to be charged for anything that was broken and both things were minor. Vance and Shannon were very helpful with everything at Abrams. All in all we loved it so much that we booked the house again in the spring!

We loved our stay at this home. We wanted to get away during the Covid crisis with plans to stay safe but with a different view from our own. This house was wonderful for that. We could stay put and enjoy the wonderful view from the house or the porch. The home was so clean and very well stocked. We were able to find anything that we needed especially since we did most of our cooking there. We have worked with Abrams (Shannon & Hunter) for years and they continue to be great to work with.

I highly recommend this waterfront rental as it has all the amenities like air conditioning and parking for 2 cars. The only thing I would say was a negative was the cleaning fees are ridiculous for the length of the checkout checklis. The sheets have to be put on, taken off and left at the front door. The dishes have to be done and put back. The beach towels have to be washed and put back on the shelf. The fridge has to be emptied and cleaned. The floors have to be cleaned. I just question what the $125 linen rental and $325 cleaning fee actually covers. Other than that, the stay was fun and the weather was great.

Good. 117 canal was not occupancy ready. T-V did not work (upstairs) Instructions were dated & incorrect. No hot water upstairs & kitchen.
Before occupancy would have prop. management check Hot water & T-V as BOTH are most used in any home. Beach towels ( this is beach rental) should be provided. Pay attention to details. All common sense suggestions. Have Mng. company rep. introduce rental to renter. A basic walk thru w/keys. Very lazy approach to rentals. NO WELCOME AT ALL>

Wow! Location,location,location! Walk to restaurants and shops on Marine Avenue on the quaint and paradise like Balboa Island. Beautiful view from very large master suite, very comfortable amenities thoroughly enjoyed during our one month visit. Only drawback was having to leave. Will definitely be back.

We love the raised front deck to watch the boats go by and chat with walkers who became friends. The living/dining room is spacious and you have a good view from there as well as huge Master upstairs. There are three bathrooms so each party has their own. the downstairs bath is so convenient when returning from beach. The third bedroom/den is downstairs and has a sofa bed and large flat screen TV. Large fully equipped kitchen convenient to private side patio with bar b que. Wonderful restaurants are just a street away or within a couple of miles. Fashion Island with wonderful shopping is so close. Disneyland and even San Diego Zoo are convenient. That is if you want to leave paradise. This was our second stay and we had guests twice and they loved it and came back again this year. We Ferried over to the Peninsula, granddaughter had ride in fun zone, had nice lunch with bay views and took electric boat out for tour of bay. Great for couple or family with two children.

This home is located on the most perfect location on Balboa. It is a short walk to restaurants, and being south facing the house is bathed in sunlight from morning to evening.

In general we had a great time. Would love to get next door and this one next summer together due to large family. We rent in Newport every summer and have for the last 16 years at the same place. It was so nice to watch the kids from the patio play in the bay and not worry about the ocean current taking them away.
I truly wished there was a tv over the fireplace in the living room where we all gather, ceiling fans since there was no cross breeze on the island. A few missing screens replaced and most of all a frig that worked properly.
Other than that which to us annal beach renters we had a great time and thank the owners for opening up there home for vacation renters

We enjoyed our stay. The location on S. Bayfront was beautiful. The condition of the house was very good. The only question mark was that "darn barge" working South Bay as it was cleaning out the sand. Not sure what the process is with the barge but, it worked well into the early mornings and all day. I hope we will be able to avoid that three day, and night, experience the next time we visit. Thank you for your service and we really enjoyed working with you.

Fabulous view of the Bay - master bedroom and view a highlight. We had a wonderful experience - plenty of room for grandchildren, a very comfortable home. Highly recommend the property and staff. They reacted promptly to an issue with the Grill.

Location was wonderful - very easy to get around and to get on and off the island. View was spectacular! The only disadvantage is that it is several blocks away from the ferry (which was OK for us, but a pain if you want to spend time at the beach). House is spacious but dated. General condition was fine, but I was afraid that things would break (upstairs screens are in bad shape on the windows). Rental agency was very professional and helpful. Overall, we were very happy and would recommend this rental.

We loved playing on the beach in front of the house and our many walks around the island. We felt very at home in this house and felt privileged to stay there. We didn't like the many lookie-loos passing by on the weekend and staring at us constantly. The nature of the home in the summer is that we were on display and many people asked us (disturbed us) about renting the property. Overall, it was a fun vacation.
