Centrally located this classic Beach Cottage with old world charm has 3 bedrooms and 2 1/2 baths. Large living room w/ fireplace, kitchen, dining area, and charming interior courtyard w/ BBQ, one garage space & curb cut-out parking, & laundry. Summer rate $2,800 per week. Available off-season weekly and monthly. Seven night minimum during summer peak season with reservations running Saturday to Saturday. There is flexibility off peak season.

    We arrived at 121 Collins for our 5th year away from the cold and snow. We were expecting to see some changes, but found essentially an unchanged interior. We have reviewed this property each year offering some constructive suggestions. The living area needs more light, newer furniture and carpet replacement. Two of the dining room chairs should be replaced. The electric outlets all need to be brought up to code. We had plenty of wind and rain this year and had to mop the master floor and place towels to soak up the water leaking in through the French doors. We continued to need a towel to soak up the spillage around the master sink as the faucet is too short. The Abrams staff was again very helpful although we had no reason to call them this year. We look forward to returning next year.

    This was our fourth season returning to the island and to 121 Collins AV. We had heard of some changes to the property had occurred and wondered what had changed. On the back yard a new fence was erected and the hedge removed making the space visually larger. A dishwasher was added to the kitchen. The additional counter space was nice although we didn’t use the dishwasher. We look forward to our future stay.

    Very vintage! Great location. Could always find parking. The team at Abrams Coastal was attentive, cooperative and extremely professional. We loved the master bedroom and enclosed rear yard, which was a decent size and private by Balboa standards.

    This was our third year in this rental. We like the location and the privacy afforded us in the back yard. The furnishings there, however, have suffered from the weather and now have many areas of rust. The house and furnishings need attention. The house is dark and could use more lighting in the living areas. We have had issues each year and have been very pleased with the response and care of Abrams, the property management company.

    We rented a charming older home that is in need of updating. Regardless of this need we had an enjoyable 5 weeks. Several small nuisances occurred, but Abrams Coastal Properties was able to resolve them quickly. This was our second year in this property and one of the prime reasons we enjoyed it was the privacy it afforded us in the back yard. The owners need to repair the master bathroom sink rather than provide towels to soak up the overflow. More lighting is needed in the main living spaces and kitchen. The kitchen also needs an exhaust fan and the rag in the ceiling vent should be removed. The carpeting and living furniture need updating. We would consider returning, but are open to looking for another property through Abrams. We enjoy the island and all the shops and area restaurants.

    This older cottage had lots of character. The longer we stayed the more comfortable we felt. While it lacked some of he amenities one sees in newer rentals, it's location and privacy made for a memorable stay.
