  We had very high expectations coming into our vacation time in Newport. We were looking for a clean, comfortable place to relax as a family and to be active, so we wanted close to the south bay front and a home that actually slept the number of occupants listed in the rental listing and in beds and not on couches. This unit was perfect. Being an upper unit with the balcony and the BBQ and view of the bay it was awesome for our family. With the colder weather we enjoyed the fireplace every night and morning. When leaving we wished we could stay longer, it really felt like home and rekindled some old memories from when we used to spend our summers growing up on Balboa Island.

  Our family reunion beach vacation was absolutely spectacular in every way. The weather cooperated and the house was lovely. We filled up every bedroom, used the laundry rooms, kept bikes in the garage. We found everything we needed and everything worked well. The only downside was that it was difficult for us to provide our own linens for 16 people, especially as some flew in. That was a lot of bath towels and bed sheets.

  This updated duplex is very nice and, while not new, is in beautiful condition. It is also surprisingly large and has a nice master bedroom in the back. The balcony in front is nice, and provides a view of the bay and the "boardwalk." Great location. Easy walk to Marine and (in the other direction) to the ferry.

  Unlike some earlier reviews of 110 and 110 1/2 Ruby, we found the rental in excellent condition, clean and in no need of any repair. The location on the Island is excellent, as it is near the ferry and within a pleasant walk of Marine Ave. The street was quiet and well maintained, the weather was pleasant (third week of September) and the entire experience was without flaw.

  We had the upstairs unit of this duplex for a week in August 2011. We took our teenage daughter and 5 friends and they had a blast! There are 3 bedrooms plus a small office and a decent sized living room & deck. We were very close to the bay and right
  in between the ferry & downtown Balboa Island. The location was great. The bathrooms were tricky (w/six girls!), but it worked out just fine. The bunk beds were great for those who don't mind tight quarters. We had a really fun time and would definitely recommend
  this place to others.

  This property is in an ideal location - right between the ferry and downtown, and only a few steps from the beach front. The house was even more spacious than we expected, and it was nicely decorated and clean. We would definitely stay there again!

  The property was perfectly located for us. We could take the children about 100ft. to the bay and play in the sand or the older children could ride their bikes across on the ferry to the ocean. (ferry less than 1/4 mile). The house was easy to live in and care for except the tv's were a mystery.
