  This house has a wonderful view of the water. The house itself is big and easily manages several groups playing different games (our family loves board and card games...). We are still lobbying for the out-of-tune piano to go and be replaced with a game table with good lighting. Lighting is problem here: we always import my mom's standing lamps here to help. We like that we can sun-bathe, make sand castles, etc. right out front. We also can tie up our 5 kayaks to the beach ropes there. The kitchen is well supplied to manage our needs and we really appreciate the dish-washer. We like how easy it is to stroll into town for meals, shopping, or desert...

  We had a great family reunion in this home which has a "cabin" feel with all of the wooden walls & beams. We slept 10 family members ranging in age from 30 to 89 quite comfortably. The only negative is the lack of lighting overall. The dining area and the upstairs hallways especially were quite dimly lit. Living room was fine due to the many table lamps. Kitchen lighting was adequate. It was nice to have beach towels available.

  These two weeks are very special to my entire family. The house is big enough to allow lots of tables of games (we bring two card tables so that we can have bridge, mah jongg, board games and puzzles going simultaneously). The lighting is terrible though: we bring two standing lamps from my mom's house on big island to help out and have asked that they upgrade the dim light over the dining room table where we play board games. The views are fantastic, the beach wonderful, and it's all close to restaurants. Wonderful.

  The experience was excellant, as seen by my ratings above. However, I would have like to have had a GAS barbacue, instead of the charcoal. Also, there were items posted on the refi door about departure that weren't in the contract and we didn't notice until the last minute. We washed the towels, but didn't have time to completely dry them-the dryer is very slow.

  The house we rented on Balboa was an cool, old school, unpretentious beach house filled with quirky, eclectic furniture that had been added to the house from every decade since the 1930"s. If you are hoping for slick, modern and state-of-the-art everything home then this isn't the place for you but if a warm, cozy home on little Balboa sounds like something you'd like... then this is your place.

  The house was a joy with it's rustic old face and comfortable furniture. We loved watching the boats go by, exercise walkers, and the sound of seagulls and seals. Friends stopped by and there was room to entertain. We felt out of place without a dog since every kind imagineable walked by with proud masters. It is definitely a family house where 10 can sleep. Beds were good, except the bunkbeds. Kitchen was great except for oven not regulating even heat. I will be back again next year, I hope.

  This is one of the original island houses with not too many upgrades, but lots of charm and in a great location.
  The living area is comfortable, sunny, with beautiful views.
  The kitchen is spacious but older (we were told not to use the garbage disposal).
  The back patio is fine to bbq, but not large enough to eat or socialize.
  The front patio is very narrow, with old uncomfortable plastic chairs, but facing the bay and a great place to be.
  The bedrooms and baths are hard to describe: except for the master, the rooms are small, darker and the 5th bedroom is very tiny with a bunk bed and a door that does not close (neighter does the master bedroom door).
  The baths rooms are ok but not great.
  The plusses of the living area, views and location outweigh the minusses of the bedrooms and baths.

  My brother and I rented this historical home for our families over the 4th of July. The location was terrific, the neighbors were friendly and the house was low maintenance. The kitchen is large for feeding a group of people. The house is old but you can't beat the view from most windows...what a treat! It's fun being able to shop, eat and go to church all within walking distance. A perfect family vacation!

  We loved it. It was so cute. It was a great location. The only conplains were the silverware was dirty and we had to rewash everything and clean out the drawer and the outside trash cans were full when we got there and we had to wait 5 day for the trash men to come....not the owners fault, but we felt bad having to leave so much trash when we left.

  We had a wonderful stay and fell in love with the Isalnd life. Our family all came down for the week including the Grandkids that loved playing in the water and sand in front of the house.   Balboa Island is a vacation with in it self. Once on it, there is no reason to leave. The shops are great, the restaurants wonderful, the sidewalks great for walking, the view of the bay is breathtaking, the people that live there are friendly, and the many dog walkers on the island let you pet their best friends. We took advantage of the boat tours that generate from the Island and went to Catalina Island for a day. We took the Ferry over to Balboa Beach for the Arcade Rides and a great lunch at the “Hotel”. If the Island itself wasn’t enough, the home we rented was just right. There were 6 of us and 8 relatives that visited. We had lots of room. The living room dining room provided seats for all, and we watched the fireplace every night. We had plenty of silverware and plates etc. The bathrooms we modernized with lots of room. Best of all was the whole front of the house was a picture window looking out on bay with the boats going by and the sea lions playing in the channel. A great sand beach at low tide with families on the beach walking and swimming. Our only real complaint was that the windows were dirty. Your staff came right up & cleaned them. One other small matter was that three of us found the living room furniture rough our bad backs. This last trip was our second year in a row on the Island, our second different rental and our second time with Abrams Coastal Properties.
